Why It’s Important to Work with a Wake County Real Estate Agent

Wake County real estateEvery now and then, we hear about a home buyer who’s thinking about navigating the Wake County real estate market without a real estate agent.

After all, they say, the internet has made it infinitely easier to browse available homes for sale. What do they need a real estate agent for?

Today, I’m going to tell you about the benefits of working with an agent – as well as the downfalls of not working with one.

Here are some of the ways that a real estate agent can help you with your home buying transaction process in Wake County:

  • They can tell you about homes for sale before they hit the market
  • They can negotiate on your behalf to get the price you want on your home for sale.
  • They can guide you through the various stages of home buying, from the inspection to the loan approval to attending the final closing
  • They can connect you with some of their preferred businesses, such as a moving truck company to help you on the big day
  • They can keep you in the loop about homes selling in the area so when you are ready to sell your new home, you’ll have an idea of what the market is looking like.

That said, it should be noted that between 10 and 20 percent of all real estate transaction sales are done without a real estate agent.

As previously mentioned, some buyers feel like they’re saving money because they don’t have to pay a REALTOR® commission.

While this is true, you also run some risks when you don’t work with an agent:

  • You may have to do your own negotiations and unless you’re a seasoned salesperson, you risk being taken advantage of by the other party.
  • If you work alone, you won’t have an agent by your side to provide you helpful and valuable data on the neighborhood you’re about to buy into.
  • You’re also likely to not receive all of the seller disclosures that are entitled to you by law. Although the sellers might not do this on purpose, you might just not know what to ask for.
  • You may end up paying more in closing costs if the seller tries to get you to pay for everything without telling you.
  • You’ll have to translate contract documents on your own, without the help of an experienced REALTOR®
  • You’ll have to find your own mortgage, without the benefits of knowing an agent’s opinion on what the best lending choice for you is.
